W-2 forms for previous two (2) years
2 most recent paycheck stubs
Commissioned/Bonus Borrower(s)
Copies of previous two (2) years personal tax returns - All pages
2 most recent paycheck stubs
Self-employed Borrower(s)
Personal tax returns for the previous two (2) years - All schedules;
For Partnership, S-Corp and/or Corporate - All Schedules including K-1s
Signed and dated, year-to-date financial statements, including P & L.
If applicable, copy of business license covering 2 years

Assets
Copy of most recent two (2) months statements1 of the accounts you're using to qualify:
Checking
Savings
Money Market
Certificates of Deposit (CD)
Brokerage Accounts
IRA - 401k Retirement Accounts

Personal
Residential address(es) for the past two (2) years
If renting, need the mailing address for landlord for past two (2) years & proof of 12 months' rent payments.
Current lease agreements for all rental properties owned
Copy of purchase contract on subject property signed by all parties
If applicable, copy of contract on existing home being sold
Copy of your canceled earnest money deposit checks. Escrow or Settlement Agent may be able to provide.
Copy of Divorce Decree, Separation Agreement for divorced borrowers.
Copy of bankruptcy schedules & Discharge papers (if applicable)
If you are NOT a US citizen, provide a copy of your green card (front & back). If you are NOT a permanent resident provide a copy of your H-1 or L-1 visa.
For Purchases
Copy of Purchase Sales contract (or Offer to Purchase) and any addendums/amendments (signed by buyer and seller)
If Refinancing
copy of most recent Mortgage statement(s) on all properties, Homeowners Insurance Policy declaration page.
A check to cover the cost of the credit report.
